Broken spring replacement
We replace torsion and extension springs, including heavier springs for custom and full-view doors, and balance and test the door afterwards. Springs are $250-$450.

Open Sesame repairs garage doors across Summerlin South, the part of Summerlin south of Charleston Boulevard and around the 215. That covers ZIP 89135 and the south side of 89138 and 89144, from The Ridges and Red Rock Country Club to Siena, The Willows and the newer villages near Sky Vista and Flamingo. We're based on Bluewater Drive in 89128, so we reach most homes here quickly.
Summerlin South has some of the newest and some of the most expensive homes in the valley. That shows in the garages: modern full-view aluminium and glass doors, flush steel doors in dark colours, wide three-car bays, and wall-mount or belt-drive openers with Wi-Fi control. We also work on plenty of builder steel doors in the family villages, which have the same broken springs and worn rollers as anywhere else.

In 89135 we work in The Ridges, Red Rock Country Club, Siena, The Vistas, The Willows and the streets around Downtown Summerlin and Red Rock Casino near Charleston and the 215. South and west in 89135 and 89138, we cover villages along Desert Foothills Drive, Sky Vista Drive and Flamingo Road, including the newer neighbourhoods toward the edge of town.
Summerlin South is an unincorporated area of Clark County, but addresses use Las Vegas, and our prices are the same as the rest of the valley. If you live in Summerlin North or Summerlin West, see the links further down for those pages.

Many homes in The Ridges and Red Rock Country Club have custom doors: full-view aluminium and glass, wood or composite carriage styles, or tall single doors for SUVs and trucks. These are heavy, so the springs, cables and opener have to be sized for the door's real weight. We check that before we replace anything.
Newer homes often have wall-mount jackshaft openers or quiet belt drives with battery backup and app control. When one of these stops working, the cause is often a sensor, a logic board or a lost Wi-Fi connection, not a mechanical part. We check the door first, then the opener, so you don't pay for an opener when the spring is the real problem.
Siena is an age-restricted community, and in homes there we often add quieter rollers, lower the opener's force setting where it can be, and make sure the auto-reverse works well, because a fast, heavy door is a real risk for anyone with slower reflexes.
Most of Summerlin South falls under the Summerlin South Community Association as well as a village or sub-association, and The Ridges and Red Rock Country Club are guard-gated. Book with your name as the gate has it, or add us to the guest list.
Changes to the outside look of a home, such as a new door, new panels or a different colour, usually need design review approval. Springs, cables, rollers and opener repairs don't change the look, so they don't normally need approval. Your association's rules have the final say, and we can give you the door details your committee will ask for.
Summerlin South sits higher than central Las Vegas, but summer is still very hot. NWS Las Vegas issues extreme heat warnings most summers, and dark flush doors facing west can get very hot by late afternoon. Heat dries out the bottom seal and the grease on the rollers and can make opener boards fail in an unvented garage.
Wind matters more out here than many people expect. Spring storms and summer monsoon outflows can bring strong gusts off the Spring Mountains and Red Rock Canyon, pushing grit into tracks and putting stress on wide doors. If a door was hit by wind while open, check the tracks and the top section before running it again.
Winter nights in Summerlin South can freeze. Cold mornings are when tired springs often break, so if your door has the original builder spring, a check before winter is worth it.
Broken torsion springs are still the top call, especially in villages built in the late 1990s and early 2000s, where builder springs are past their rated cycles. After that come opener faults, sensor alignment on bright afternoons, snapped cables, and noisy steel rollers we swap for sealed nylon ones.
In the luxury enclaves, we do more balancing and hardware work on heavy custom doors, and more replacement of seals and weatherstripping on doors that face the afternoon sun. We also set up smart openers and keypads for owners who travel often or let a house sitter in.
We replace torsion and extension springs, including heavier springs for custom and full-view doors, and balance and test the door afterwards. Springs are $250-$450.
We repair belt, chain and wall-mount openers, set up app control and battery backup, align sensors and install new openers for $550-$950, with every unit tested to UL 325.
We fix off-track doors, snapped cables, worn rollers and bent track for $150-$350.
We replace bottom seals and weatherstripping and do tune-ups for $89-$129.
You call or book, and we give you an arrival window. Same-day visits are normal across Summerlin South, and we answer the phone 24 hours a day. If the door is stuck open or a car is trapped, tell us, and we treat it as an emergency.
When the technician arrives, they check the whole door along with the part that failed: the springs, cables, drums, rollers, hinges, tracks, opener and safety sensors. You get a plain explanation of what's wrong and a fixed price before any work starts. If you'd rather not go ahead, you're under no pressure.
Once the repair is done, we balance the door so it stays in place when it's half open, lubricate the moving parts and test the auto-reverse and photo-eye sensors. We also tell you about any parts that look close to failing, so there are no surprises later.
Any of these is worth a call. Most of them get worse and more expensive the longer the door keeps running. Don't try to adjust or remove springs yourself. They hold a lot of tension, and DASMA advises leaving spring work to trained technicians.
These are the same ranges we post for the rest of the valley. You get the exact price before any work starts.
