The Lakes was built from the mid-1980s through the mid-1990s, and at the time it sat at the western edge of the valley. It's a mix of gated villages with single-family homes, condos and townhomes, and the homes range from modest to very large. That means the garage doors range widely too, from standard 16-by-7 steel doors to wide, heavy custom doors and side-by-side doors on three-car garages.
Because most of the homes are now 30 to 40 years old, a lot of what we see is age-related. Original torsion springs and cables are near the end of their life. Tracks have been bent and re-bent. Openers have been replaced once already and are due again. Heavy wood or wood-look doors need correctly sized springs. A spring that's too light makes the opener do the lifting and wears it out early.
Many homes in The Lakes sit on or near the water, with the lake's branches running between the villages. The lake doesn't change how a garage door works, but homes near open water and irrigation can see more corrosion on bottom brackets and hardware, so we check those fasteners on every visit.

Homes in The Lakes date mainly from the late 1980s and 1990s. Waterfront homes often have wider or custom doors, while the villages away from the water have standard two-car steel doors. Garages near the lake also deal with more moisture than most in Las Vegas, so we check for rust on springs, hinges and the bottom of the track.
The corner of Sahara and Durango is where The Lakes meets Spring Valley to the south and Peccole Ranch and Canyon Gate to the west and north. We serve all of them from our shop in 89128, and the drive down Durango takes about ten minutes.
We usually come in off Sahara Avenue, Desert Inn Road, Durango Drive or Buffalo Drive. Most villages are gated, so it helps if you send the gate code or tell the guard to expect Open Sesame. If your HOA has rules about door style or colour, let us know before we order a panel or a new door.

Most doors in The Lakes have been running for decades, so a yearly tune-up pays for itself. We lubricate the rollers, hinges and spring, tighten the hardware, check the cable condition and the balance, and test the opener's force setting and auto-reverse. On heavier doors, we check that the spring still matches the door's weight, because panels, insulation and repairs added over the years can change it.
If you're planning to sell, a quiet, smooth door with a new bottom seal makes a better impression at showings and inspections. Buyers' inspectors in Las Vegas routinely test the auto-reverse, so it's worth having it checked first.
The Lakes gets the same summer heat as the rest of the valley. Days over 100°F dry out lubricant and harden the rubber bottom seal, and opener motors and boards run hot. A tune-up in spring, before the heat arrives, is the cheapest way to avoid a summer breakdown.
Wind matters too. The west side gets strong gusts, and a wide door that's out of balance can be pushed out of its tracks. If the NWS Las Vegas forecast shows a high wind warning and your door is already noisy or crooked, keep it closed and call us.
We replace torsion springs sized to the actual weight of your door, which matters on the heavier doors common in The Lakes. Then we balance the door and test it. Springs are $250-$450.
We fix remotes, keypads, sensors, gears and logic boards, and we install new belt or wall-mount openers when the old one is worn out. Every opener gets a photo-eye and auto-reverse test, in line with UL 325.
