Broken spring replacement
We replace torsion and extension springs, including heavier springs for custom wood and carriage doors, then balance and test the door. Springs are $250-$450.

Open Sesame repairs garage doors across Queensridge and Peccole Ranch, the established neighbourhoods between Sahara Avenue, Charleston Boulevard, Rampart Boulevard and Hualapai Way. Our shop is on Bluewater Drive in 89128, a short drive north up Rampart or Durango, so a same-day visit is normal here.
Homes in this part of west Las Vegas range from 1990s tract and townhome streets in Peccole Ranch to large custom estates behind the Queensridge guard gates. The doors vary just as much. We fix builder steel doors with a single torsion spring, and we also service heavy wood and faux-wood carriage doors that need bigger springs, stronger openers and careful balancing.

Queensridge sits mainly in 89144 and 89145, on both sides of Alta Drive and Rampart Boulevard, with Queensridge North and Queensridge South behind separate gates. Peccole Ranch runs south and west of there through 89145 and into 89117, with village streets off Fort Apache Road, Durango Drive and Hualapai Way between Charleston and Sahara.
We also work the streets around Angel Park Golf Club, the townhome and condo communities near Tivoli Village and Boca Park, and the homes along the old Badlands golf course land. If your address is west of Durango and north of Sahara, you're in our core area, and the Sahara and Durango corner is about ten minutes from the shop.

In Peccole Ranch, most homes were built in the 1990s with two-car or three-car steel raised-panel doors. Many still run the original torsion spring, or a spring added after the first one broke years ago. Those springs are now well past their rated cycles, so a broken spring is the most common call we get here. Older openers in these homes often lack modern safety features or have sensors that drift out of line.
Queensridge has more custom work: tall single doors, side-by-side carriage doors, wood or composite overlays, and doors with glass sections. Overlays and glass add a lot of weight. A spring sized for a plain steel door will wear out fast on a heavy carriage door, and an undersized opener will strain and trip its force setting. We weigh and measure before we replace springs, so the new set matches the door you actually have.
Some of the custom homes have side-mount (jackshaft) openers to keep the ceiling clear, or doors that run on low-headroom track. We work on both, and we'll tell you up front if a part has to be ordered.
Queensridge is guard-gated. When you book, give us your name as the gate will have it, and add us to the guest list if your association uses an app or call-ahead system. In gated Peccole Ranch villages, a gate code or a quick call when we arrive is enough.
Many associations here control the outside look of the home. If a panel or the whole door has to be replaced, check your HOA's colour and style rules before you choose. We can give you the door's size, style and colour details to take to the architectural committee. Repairs that don't change the look, such as springs, cables, rollers and openers, don't normally need approval, but your CC&Rs have the final word.
Las Vegas summers are long and hot, and NWS Las Vegas regularly issues extreme heat warnings when afternoon highs pass 110°F. West-facing garage doors in this area take the full afternoon sun. Heat dries out the bottom rubber seal, cooks the grease on rollers and hinges, and can shorten the life of opener circuit boards in a hot garage. Dark wood and faux-wood doors get hotter than white steel ones, so their finish and seals age faster.
Spring wind is the other problem. Strong west and southwest winds come off the Spring Mountains and push dust into tracks and under the door. A door that was quiet in winter can start to grind by May. A yearly tune-up keeps the tracks clean, the rollers turning and the balance right, which also protects the opener.
Winter nights can drop to near freezing on this side of the valley. Cold makes old grease stiff and can make a worn spring finally snap on the first cold morning, so a lot of our spring calls come in December and January.
On a heavy carriage door, we check the spring size and wire gauge against the door's weight, the condition of the cables and drums, and whether the hinges and struts can carry the load. We look at the end bearing plates and center bracket, because these take more strain on wide, heavy doors.
We also test the opener's force and auto-reverse after every job. A heavier door needs a properly rated opener, but the force setting must still let the door reverse when it meets an obstruction, as the UL 325 standard requires. If an opener can only move the door at full force, the springs are usually the real problem, and we fix those first.
We replace torsion and extension springs, including heavier springs for custom wood and carriage doors, then balance and test the door. Springs are $250-$450.
We repair chain, belt and side-mount openers, reprogram remotes, keypads and car systems, align sensors and install new openers for $550-$950. Every opener is tested in line with UL 325.
We secure off-track doors, replace snapped cables, worn rollers and bent track sections, and re-hang heavy doors for $150-$350.
We replace worn bottom seals and damaged sections where matching panels are still made, and do tune-ups for $89-$129.
You call or book, and we give you an arrival window. Same-day visits are normal across Queensridge & Peccole Ranch, and we answer the phone 24 hours a day. If the door is stuck open or a car is trapped, tell us, and we treat it as an emergency.
When the technician arrives, they check the whole door along with the part that failed: the springs, cables, drums, rollers, hinges, tracks, opener and safety sensors. You get a plain explanation of what's wrong and a fixed price before any work starts. If you'd rather not go ahead, you're under no pressure.
Once the repair is done, we balance the door so it stays in place when it's half open, lubricate the moving parts and test the auto-reverse and photo-eye sensors. We also tell you about any parts that look close to failing, so there are no surprises later.
Any of these is worth a call. Most of them get worse and more expensive the longer the door keeps running. Don't try to adjust or remove springs yourself. They hold a lot of tension, and DASMA advises leaving spring work to trained technicians.
These are the same ranges we post for the rest of the valley. You get the exact price before any work starts.

Spring replacement is $250-$450. The price depends on the spring size and whether we replace one or both. You get the exact price before we start.
Usually not for springs, cables, rollers or openers, because they don't change how the home looks. Replacing panels or the whole door often does need approval, so check your CC&Rs first.
