Broken spring replacement
We replace torsion and extension springs, including large springs for RV and oversized doors, then balance and test the door. Springs are $250-$450.

Open Sesame repairs garage doors across Centennial Hills, the far northwest of Las Vegas on both sides of the 215 and US 95. We cover 89131, 89143 and 89149, the northern part of 89129, and the Iron Mountain Ranch neighbourhoods north of the 215. Our shop is on Bluewater Drive in 89128, so the drive up Durango or the 95 is short.
Most homes here were built from the late 1990s through the 2010s. That means lots of two-car and three-car steel doors on builder torsion springs and chain or belt openers, many of which are now reaching the end of their first set of parts. We fix the whole door, from springs and cables to openers, sensors and seals.
Call (702) 888-0842. Open 24 hours. Need help right now? See our weekend and night garage door repair in Centennial Hills page.
In 89131 and 89143 we work around Centennial Hills Hospital and Centennial Center at Durango and the 215, the streets near Centennial Hills Park and the YMCA on Buffalo, and the neighbourhoods north toward Floyd Lamb Park and the Tule Springs fossil beds. In 89149 we cover the homes west of the 95 along Ann Road, Tropical Parkway and Grand Teton Drive.
We also cover the older northern streets of 89129 near Lone Mountain, plus Los Prados, Silverstone Ranch and the La Madre foothills, which have their own pages linked below. Providence also has its own page, because it is a separate master-planned community with its own association.

Iron Mountain Ranch sits in 89131 north of the 215, around Iron Mountain Road, Durango Drive and Grand Teton Drive. It is a mix of gated subdivisions and streets with larger lots, many with three-car garages, RV gates and tall RV garage doors.
RV and oversized doors are where we see a different set of problems. Tall doors are heavy and often run on long tracks with large springs, so a snapped cable or a broken spring can leave the door hanging badly. Never try to lift one by hand. We bring the larger springs and cables these doors use and balance the door properly before we leave.
Homes here are mostly 2000s builds, so builder springs, worn rollers and early opener boards are common. Gated subdivisions in Iron Mountain Ranch use call boxes or codes, so give us your entry details when you book.
The typical Centennial Hills garage has a white or tan steel raised-panel door, one or two torsion springs and a chain or belt opener mounted to the ceiling. Builder springs are usually rated for a limited number of cycles. With families using the garage as the front door, many of those springs have already broken once, and some homes are on their second or third set.
Higher-cycle springs, sealed nylon rollers and a belt-drive opener with battery backup are the upgrades we install most here. We'll price them alongside the repair, and we never push upgrades you didn't ask about.
Centennial Hills sits higher than central Las Vegas, so it can be a few degrees cooler on summer nights and noticeably colder in winter. Summer days are still extreme, and NWS Las Vegas issues heat warnings most years. Sun on a west-facing door dries out the bottom seal and the grease on rollers and hinges.
The northwest is also open to strong winds from the west and north. Wind pushes sand into tracks and under the door, and a door that is open in a gust can bend a track or a section. Freezing winter mornings are when worn springs most often snap, so a spring check before winter makes sense if your door still has its original spring.
We replace torsion and extension springs, including large springs for RV and oversized doors, then balance and test the door. Springs are $250-$450.
We repair openers, reprogram remotes and keypads, align sensors and install new belt or chain openers for $550-$950, with every unit tested to UL 325.
We fix off-track doors, snapped cables, worn rollers and bent track for $150-$350.
We replace heat-damaged panels where matching sections are made, replace bottom seals and do tune-ups for $89-$129.
You call or book, and we give you an arrival window. Same-day visits are normal across Centennial Hills, and we answer the phone 24 hours a day. If the door is stuck open or a car is trapped, tell us, and we treat it as an emergency.
When the technician arrives, they check the whole door along with the part that failed: the springs, cables, drums, rollers, hinges, tracks, opener and safety sensors. You get a plain explanation of what's wrong and a fixed price before any work starts. If you'd rather not go ahead, you're under no pressure.
Once the repair is done, we balance the door so it stays in place when it's half open, lubricate the moving parts and test the auto-reverse and photo-eye sensors. We also tell you about any parts that look close to failing, so there are no surprises later.
Any of these is worth a call. Most of them get worse and more expensive the longer the door keeps running. Don't try to adjust or remove springs yourself. They hold a lot of tension, and DASMA advises leaving spring work to trained technicians.
These are the same ranges we post for the rest of the valley. You get the exact price before any work starts.
