Broken spring replacement
We replace single and double torsion springs and can upgrade to higher-cycle springs, then balance and test the door. Springs are $250-$450.

Open Sesame repairs garage doors in Providence, the master-planned community in the far northwest of Las Vegas, west of US 95 and north of the 215 in ZIP 89166. We come up from our shop on Bluewater Drive in 89128 and serve every Providence village, from the streets around Hualapai Way and Grand Teton Drive to the newer phases further north and west.
Providence homes were mostly built from the mid-2000s onward, with a lot of building after 2010. That makes the garages fairly young, but they are now old enough for their first set of builder parts to wear out. Broken springs, worn rollers, sensors knocked out of line and openers that lose their remotes are our most common calls here.

We cover all of Providence in 89166, including the villages around Hualapai Way, Grand Teton Drive, Shaumber Road and Oso Blanca Road, and the homes near the community's parks and trails. We also work in Skye Canyon to the north and in the 89149 streets on the other side of the 95.
Providence has its own page because it is a separate community with its own master association and design rules. For the rest of the northwest, including Iron Mountain Ranch and the neighbourhoods around Centennial Hills Hospital, see our Centennial Hills page.

Most Providence homes have steel doors with a carriage-house or raised-panel pattern, often in sand, tan or brown to match the stucco. Two-car doors with a third single bay are common, and many newer homes have a single torsion spring and a belt-drive opener from the builder.
Single-spring doors work fine until the spring breaks, and then the door won't lift at all. When we replace it, we often suggest a pair of springs or a higher-cycle spring, so the door is better balanced and lasts longer. We'll show you the price for each option before we start.
Because many homes here are on smaller lots with short driveways, we also see a lot of bottom-section damage from cars and bins. If a matching section is still made, we can replace just the damaged one rather than the whole door.
Providence has a master association, and many villages also have their own sub-association. A new door or a change of colour or style usually needs design approval first. Repairs that keep the same look, like springs, cables, rollers, openers and seals, don't normally need approval. Check your association's guidelines if you're unsure, and we can give you the door's details for the form.
Some villages are gated. Give us your gate code or tell us to call when we arrive.
Providence sits high on the northwest edge of the valley, open to wind from the mountains. Strong spring winds and summer storm gusts, which NWS Las Vegas warns about in wind advisories, push sand and grit into tracks and under the door. Keeping the tracks clean and the rollers lubricated is the easiest way to keep the door quiet and protect the opener.
Summer sun still hits hard, especially on west-facing garages, and it wears out the bottom seal and the opener's plastic gears faster. Winters here are colder than in central Las Vegas, and a freezing morning is a common time for a worn spring to break.
We replace single and double torsion springs and can upgrade to higher-cycle springs, then balance and test the door. Springs are $250-$450.
We repair belt and chain openers, reprogram remotes, keypads and car systems, align sensors and install new openers for $550-$950, tested in line with UL 325.
We fix off-track doors, snapped cables and worn rollers for $150-$350.
We replace damaged bottom sections where matching panels are made, swap worn bottom seals and do tune-ups for $89-$129.
You call or book, and we give you an arrival window. Same-day visits are normal across Providence, and we answer the phone 24 hours a day. If the door is stuck open or a car is trapped, tell us, and we treat it as an emergency.
When the technician arrives, they check the whole door along with the part that failed: the springs, cables, drums, rollers, hinges, tracks, opener and safety sensors. You get a plain explanation of what's wrong and a fixed price before any work starts. If you'd rather not go ahead, you're under no pressure.
Once the repair is done, we balance the door so it stays in place when it's half open, lubricate the moving parts and test the auto-reverse and photo-eye sensors. We also tell you about any parts that look close to failing, so there are no surprises later.
Any of these is worth a call. Most of them get worse and more expensive the longer the door keeps running. Don't try to adjust or remove springs yourself. They hold a lot of tension, and DASMA advises leaving spring work to trained technicians.
These are the same ranges we post for the rest of the valley. You get the exact price before any work starts.

Usually not for springs, cables, rollers, openers or seals. A new door or a change of colour or style usually does need approval.
