Local garage door repair for Las Vegas homes
A garage door is the biggest moving part of most houses, and in Las Vegas it works in some of the hardest conditions in the country. Summer afternoons push garage temperatures well past what grease and rubber seals are made for. Fine dust works its way into rollers and hinges. Wind days shake panels and put side load on the track. Most of the calls we get come down to one of those three things wearing a part out.
When you call, we ask what the door is doing, tell you what to avoid in the meantime and send a technician to look at the whole system. We check the springs, cables, drums, rollers, track, hinges, opener and safety sensors, then tell you what has to be fixed now and what can wait. You hear the price before we start.

Garage door repair services in Las Vegas
These are the repairs we do most often. Each one links to a page with more detail.
Broken spring repair and replacement
A loud bang from the garage, a door that only lifts a few inches or an opener that strains and stops usually means a broken spring. We replace torsion and extension springs and rebalance the door so the opener isn't doing the lifting. Typically $250-$450.
Spring replacement · Spring repairCable repair and replacement
Lift cables run from the bottom of the door to the drums at the top. A frayed or snapped cable lets one side drop, and the door hangs crooked. We replace the cable, check the drums and balance the door. Part of our standard repair range, typically $150-$350.
Cable repair · Cable replacementOff-track door repair
A door that jumped its track, jams halfway or rubs on one side can fall if it's forced. We secure the door, reset or replace the track and check the rollers and cables. Typically $150-$350.
Track adjustment · Track replacementRollers, hinges and hardware
Grinding, squealing and shaking usually come from worn rollers, cracked hinges or loose bolts. Swapping worn parts makes the door quieter and takes strain off the opener. Typically $150-$350.
All repair servicesBent or damaged panels
A bumped or dented section doesn't always mean a new door. We look at whether the panel can be straightened or replaced on its own and give you the options.
Bent panel repairGarage door opener repair
Remotes that stopped working, a door that reverses for no reason, blinking lights or a motor that hums and does nothing. We repair the sensors, limits, logic boards, gears and wall controls. Typically $150-$300.
Opener repairNew opener installation
When an opener is worn out or missing current safety features, we install a new one, set the force and travel limits and test the photo-eye sensors and auto-reverse before we leave. Typically $550-$950.
Opener installationTune-ups and maintenance
Lubrication, a balance check, tightened hardware, a safety test and a look at the parts most likely to fail next. A good fit before summer. Typically $89-$129.
Garage door tune-up24-hour emergency repair
Door stuck open at night, car trapped inside or a spring that just broke. Call any time and we'll tell you how to keep the door safe until a technician gets there.

These are the same ranges we publish in our Las Vegas garage door repair cost guide. They aren't quotes. The final price depends on the parts your door needs and its condition, and we tell you the figure before work begins.

|---|---|---|
| Tune-up and safety check | $89-$129 | 30 to 60 minutes |
| Standard repair (rollers, hinges, cables, hardware) | $150-$350 | 30 to 90 minutes |
| Off-track door | $150-$350 | 1 to 2 hours |
| Spring replacement | $250-$450 | 45 to 90 minutes |
| Opener repair | $150-$300 | 30 to 90 minutes |
| New opener installation | $550-$950 | 1.5 to 3 hours |
What moves the price up or down
Door size and weight matter most for springs, since a heavy double door needs larger springs than a single steel door. Whether one spring or both get replaced, whether the cables and rollers are worn too, and whether the track is bent all change the total. On openers, the price depends on whether a part can be repaired or the unit should be replaced. We explain each line before you decide.

Common garage door problems we fix
The door won't open
If the opener hums or clicks and the door barely moves, a broken spring is the most likely cause. A spring that has snapped often shows a visible gap in the coil above the door. Don't keep pressing the button, because the opener can strip its gears trying to lift a door the spring should be carrying.
The door won't close or reverses
This is usually the safety sensors. They sit a few inches off the floor on each side of the opening, and if one gets knocked out of line or covered in dust the opener won't close. Wipe the lenses and check that both lights are steady. If it still reverses, the force or limit settings may need adjusting.
The door is loud, jerky or shakes
Dry or worn rollers, cracked hinges and loose hardware cause most of the noise. Dust makes it worse here. A tune-up often fixes it, and it can show a part that's close to failing.
The door is crooked or off track
One side lower than the other usually means a cable has come off its drum or broken. A door that has left the track can come down without warning. Leave it where it is, keep the car out and call.
The remote or keypad stopped working
Start with the battery. If that doesn't fix it, the remote may need reprogramming, or the opener's receiver or logic board may be failing. We can test it on site.

Why Las Vegas weather is hard on garage doors
Heat is the main one. A garage that faces west can sit at oven-like temperatures for hours on a summer afternoon. Grease thins out and runs, weather seals harden and crack, and plastic opener parts age faster. Springs don't fail from heat alone, but a door that drags on dry rollers makes them work harder every cycle.
Dust is the second. It sticks to old lubricant and turns into grit inside the rollers and track. That's why we clean before we lubricate on a tune-up.
Wind is the third. Strong gusts push on a closed door and can bend struts and track on wide doors. The National Weather Service in Las Vegas posts wind and heat warnings, and those are good days to keep the door closed and avoid running it half open.

Safety and licensing
Springs and cables hold enough tension to injure someone badly, which is why DASMA advises leaving that work to trained technicians. Automatic openers sold in the U.S. must have entrapment protection under UL 325, and the U.S. Consumer Product Safety Commission has guidance on testing the auto-reverse at home. We test it on every opener we work on.
Open Sesame holds Nevada contractor licence #0083315. Before you hire any garage door company, look them up on the Nevada State Contractors Board website.
Garage door repair Las Vegas FAQ
How much does garage door repair cost in Las Vegas?
Our posted ranges are $150-$350 for a standard repair, $150-$350 for an off-track door, $250-$450 for a spring replacement, $150-$300 for an opener repair, $550-$950 for a new opener and $89-$129 for a tune-up. The final price depends on the parts and the condition of the door, and you hear it before work starts.
What is the average price to repair a garage door?
For most Las Vegas homes the common repairs fall inside our standard repair range of $150-$350. Springs cost more, at $250-$450, because the parts are heavier and the job carries more risk. A tune-up is the lowest cost visit at $89-$129.
How long does a garage door repair take?
Most visits take about 30 minutes to 2 hours once the technician is at the door. A tune-up is usually under an hour, a spring replacement about 45 to 90 minutes, an off-track door 1 to 2 hours and a new opener 1.5 to 3 hours.
Are you open 24 hours?
Yes. Our Google Business Profile lists us as open 24 hours, every day. Call (702) 888-0842 at any hour. Arrival time depends on the schedule, so ask when you call.
Can I replace a broken garage door spring myself?
We advise against it. Torsion and extension springs hold enough tension to cause serious injury, and DASMA recommends that spring and cable work be left to trained technicians. Stop using the door, keep people clear and call us.
What should I do if my garage door is off track or stuck?
Stop using the opener and do not force the door. If it is partly open, do not walk or drive under it. Unplug the opener if you can do that safely, then call us. Off-track repairs are $150-$350.
Do you repair and replace garage door openers?
Yes. Opener repairs are $150-$300 and new opener installation is $550-$950. We test the safety sensors and the auto-reverse on every opener we work on, in line with UL 325.
Is Open Sesame licensed in Nevada?
Yes. Our Nevada contractor licence number is #0083315. You can check any contractor on the Nevada State Contractors Board website before you hire.
Which parts of Las Vegas do you serve?
We work across the Las Vegas Valley from our shop at 7865 Bluewater Dr, Las Vegas, NV 89128. That includes Summerlin, Centennial Hills, The Lakes, Spring Valley, Enterprise, Paradise, Sunrise Manor and North Las Vegas.
Why do garage doors wear out faster in Las Vegas?
Summer heat dries out lubricant and ages rubber seals and plastic parts. Fine desert dust collects in rollers and tracks, and strong wind days put extra load on the door. A yearly tune-up catches most of this before a part breaks.
